It is with great pleasure that I recommend Atlantic & Pacific Management as a premier property management company in South Florida. In the 11 months that they have managed our buildings we have seen a level of professionalism that is unsurpassed. We were a self-managed Association for many years, but the Board was responsible for doing far too much oversight and delegation of the management functions. As a working professional I began to see that much of my time was being consumed by the day-to-day functions of the condominium and it became difficult to manage my time effectively and have faith that our management office would run smoothly. I knew of Atlantic & Pacific’s excellent reputation and brought them in to meet with the rest of our Board, who were hesitant about having a management company due to poor experiences in the past. It became very apparent to us that Atlantic & Pacific Management was different than all the rest and had processes in place that made us a better managed condominium and a more financially responsible Association. Atlantic & Pacific Management implemented Standard Operating Procedures that made it possible to better train the existing staff, replace under-performing personnel with better, quality individuals, and institute their Best Practices. All in all, these changes allowed us as a Board to let the professionals manage our buildings and give us the freedom of less day-to-day delegation. Our buildings and common areas had many broken items that were fixed as part of the Routine Preventative Maintenance Plan and the buildings look cleaner and more organized overall. After a thorough analysis of all our contracts, Atlantic & Pacific Management helped to make sound recommendations that yielded us monthly savings to the budget and allowed us to pass a 2009 budget with practically no increase in monthly assessments. Lastly, the Regional Manager that is assigned to our property helped us conduct audits for our FPL utilities, energy and lighting, and Natural Gas that netted our Association more than $65,000 in refunds.
